What the top of the sample has in common

The fifteen highest observed rates cluster in Isle of Dogs (1), Charlton (1), Whitechapel (1) and The Borough (1). That is a narrow set of addresses, and it is the clearest signal in the whole price dataset: at the top of the market you are paying for a very small number of streets.

Of these fifteen, we confirmed a spa at 3 and a pool at 4. The remainder are not spa-free or pool-free: we simply have not checked them. That distinction matters more at this end of the market than anywhere else, because a facility list is a large part of what the rate is buying.

Common questions

What is the most expensive hotel in London?

We will not name one, because our price data does not cover the whole market. The highest rate we observed in August 2026 was around £913 at MySquare Two Bedroom Serviced Apartment in Indescon Square, but 11 of our five-star properties returned no rate at all, and several of those are among the best known luxury hotels in the city.

Why do some luxury hotels show no price?

The source export returned an implausible value for those properties, in most cases a single pound. Publishing that would have placed some of London's most expensive hotels in a budget band, so we treat any rate under £30 as a failed reading and show nothing instead.

Are these rates what guests actually pay?

No. Each is a single observed from-price for one property in one month. Rates at this end of the market move a great deal with date, room category and cancellation terms.
